Here is everything you need to know about your stay in plain English.

Cancellation Policy:

We offer tiered refund options based on how far in advance you notify us.

• 30+ Days Before Check-in: Receive a full refund.

• 7 to 29 Days Before Check-in: Receive a 50% refund.

  • Less Than 7 Days Before Check-in: No refunds are available.
    
    Alternative: You may be eligible to reschedule or move your stay to a different property at the manager's discretion & availability.

  • Note: Price differences for new dates or properties will be charged/credited accordingly.

In the event of a cancellation, the 3% credit card processing fee will be deducted from your refund.

Rates & Reservations:

Price Lock: Your rate is guaranteed & will not increase after booking.

No Adjustments: We do not offer refunds, credits, or price-matching if nightly rates decrease after your reservation is confirmed.

The Essentials:

Rental Agreement: For your security and ours, a signed, property-specific rental agreement is required before you arrive at the property. Because our homes feature unique local amenities (such as the private hot tub at The Gathering Place or the streamside setting of Evergreen Cabins on the River), agreements are customized for each property. You will receive an email with a link to electronically sign your specific agreement within 24–48 hours of booking.

Extenuating Circumstances: Life happens. If an unexpected emergency disrupts your plans, please reach out. We are committed to working with you to find the best possible solution for your vacation.

Travel Insurance: We highly encourage investing in additional travel insurance. It ensures that unexpected disruptions don't overshadow your adventures, providing both financial protection and peace of mind.

Damage Protection Waiver:

We trust you will treat our homes like your own. We have replaced traditional refundable security deposits with a non-refundable damage protection waiver.

• 1 & 2-Bedroom Properties: $15 non-refundable fee

• 3 & 4-Bedroom Properties: $49 non-refundable fee

The Coverage: This covers accidental damage to the property.

• 1 & 2-Bedroom Properties: $500 damage protection waiver

• 3 & 4-Bedroom Properties: $1,500 damage protection waiver

Damage Overages: Any damages that exceed the $500 or $1,500 coverage limit remain the guest's full responsibility and will be charged accordingly.

Property Swaps: If you change properties, a new waiver fee and signed agreement may apply at the manager's discretion.
